A small brown mark on the ceiling. A damp smell in the spare room. A water bill that’s suddenly much higher. Small signs like these are easy to overlook. Left alone for a few months, they can turn into expensive problems.
A clear property inspection checklist helps you spot these early. In NZ, you can inspect a rental up to once every four weeks. You’ll need to give the tenant at least 48 hours’ notice, and visit between 8am and 7pm. What matters most is knowing what to look for once you’re inside.
In this article, we share the five things our team checks at every inspection.
Most problems in a rental start small and quiet. Regular inspections give you the chance to catch them early, while they’re still quick and affordable to fix.
They can also help with insurance. Some insurers may require proof that regular inspections are taking place, and a clear record of every visit makes that easy to show.
Leaks are one of the most costly issues we see, mainly because they’re so easy to miss.
We check under sinks and vanities, around showers and toilets, near the hot water cylinder and across the ceilings. Swollen cabinet bases, soft flooring, and faint water stains are all early warning signs.
A slow drip under the kitchen sink might not look like much. But after a few months, it can damage cabinetry and flooring. Many landlord insurance policies cover sudden damage, not damage that builds up gradually, so spotting it early can save you a lot of money.
Moisture is a common challenge in many Auckland homes, especially in cooler months.
We look for water droplets on the inside of windows, mould on ceilings or behind furniture, and any smell of damp that hints at a hidden problem. We also check that extractor fans in the kitchen and bathroom are working, as they’re part of the Healthy Homes standards.
Sometimes the fix is as simple as helping tenants air the home more often. Other times, it points to a bigger issue that needs attention.
Your tenancy agreement sets the maximum number of people who can live in the property. During an inspection, we keep an eye out for signs of more people living there than agreed.
Extra mattresses, more bedding than expected, or a garage turned into a bedroom can all be clues. More people than planned can mean more wear and tear, and in some cases, safety or insurance concerns.
If we notice anything, we raise it calmly and follow the right process.
A good rental inspection in Auckland isn’t only about spotting damage. It’s also about looking ahead.
We note things like worn tap washers, loose door handles, blocked gutters, tired paintwork and smoke alarms that need testing. Staying ahead of rental property maintenance in NZ keeps tenants happy and protects the long-term value of your investment.
Under NZ law, landlords must keep their property in a reasonable state of repair. Regular checks help you stay on top of it before small jobs pile up.
This one often gets overlooked. In Auckland, tenants usually pay for the water they use, while owners cover the fixed charges.
We record the water meter reading at each visit. If usage suddenly jumps without explanation, it can point to a hidden leak, such as a dripping toilet or an underground pipe. Spotting it early can save a large bill and further damage.
An inspection is only as useful as the record it leaves behind. Every property inspection report should include clear photos, notes on each room, any issues found and the recommended next steps.
That way, you can see exactly how your property is doing without having to visit yourself. It also gives you a reliable record if questions ever come up during or after a tenancy.
Most property problems don’t announce themselves. They grow quietly behind walls, under sinks and inside meters until the bill arrives.
At Oaks, we make sure that doesn’t happen. Our team carries out routine inspections across Auckland and Hamilton, following a consistent landlord property inspection checklist at every visit. You’ll receive a clear report, and if anything needs attention, we’ll organize it with trusted tradespeople before it turns into something bigger.
Right now, there could be something inside your rental that you don’t know about. A slow leak. Rising damp. A water bill quietly climbing.
